Home Sale: Mortgage Post-Mortem

March 1, 2021 by Mr. 1500 Days 22 Comments

Mindy and I just sold our old home. It had been a rental, but the numbers didn't work well. We earned less than $3,000/month on a $600,000 home. We weren't close to the 1% Rule. Hell, we weren't even at the .5% rule. If we had pursued our original plan to put the home on Airbnb, the numbers would have worked much better. But then, we're trading time for money. I need time much … [Read more...] about Home Sale: Mortgage Post-Mortem

Hi there, Mrs. 1500 today. Let's talk about money. We have been blogging for exactly 4 years today. Mostly Mr. 1500, but I pop in from time to time to share my views or ask a question. Our life has changed substantially in those 4 years. We downsized our house, joined the Double Comma Club, fell out of the Double Comma Club, bounced in and out of it for a while - and will … [Read more...] about Get Comfortable Talking About Money

I'll be the first one to tell you that debt is evil and bad. It will:keep you awake at night with worry possibly hurt your credit score encourage you to call your ex-girlfriend/boyfriend after drinking one too many hit on your husband or wife when you have your back turnedAll of that is true, but there is one form of debt that I tolerate, mortgage debt. … [Read more...] about Hey you Mr. Debt, stop looking at my Wife’s Butt!

Ask the Readers: To Debt or not to Debt… (or Mortgage or no Mortgage)

October 21, 2013 by Mr. 1500 Days 44 Comments

Whew, life is crazy busy. Right before I left for a trip this past weekend, the plumbing system of our home backed up. I wrestled with it for 5 days and made zero progress before I had to go. Tonight, I'm back and those *&^%ing pipes are still clogged. Since the home is 50 years old, I'm having a heckuva time getting any of the clean out traps open (0/2 so far). In times … [Read more...] about Ask the Readers: To Debt or not to Debt… (or Mortgage or no Mortgage)

Freedom!

My goal was to build a portfolio of $1,000,000 by February of 2017; 1500 days from the birth of this blog (January 1, 2013). And hey look, I’ve since retired!

Investments only (primary home excluded)
1/1/13 (The Start): $586,043
1/1/14 (1 Yr Later): $869,635
1/1/15 (2 Yrs Later): $987,351
1/1/16 (3 Yrs Later): $1,057,961
1/1/17 (4 Yrs Later): $1,257,128
1/1/18 (5 Yrs Later): $1,527,701
1/1/19 (6 Yrs Later): $1,549,440
1/1/20 (7 Yrs Later): $2,035,040*
1/1/21 (8 Yrs Later): $3,379,746**
1/1/22 (9 Yrs Later): $4,762,642
1/1/23 (10 Yrs Later): $3,112,821
1/1/24 (11 Yrs Later): $4,562,750
1/1/25 (12 Yrs Later): $6,060,794

2025: Investments only
1/1: $6,060,794
2/1: $6,147,861
3/1: $5,729,518
4/1: $5,358,309
5/1: $5,444,482
6/1: $5,830,567
7/1: $5,904,562
8/1: $6,469,507

Gains (since 1/1/2025): $408,713

Overall
Gains since 1/1/2013: $5,883,464
Net worth***: $6,869,507

* The big jump between 2019 and 2020 was partly because we bought another home, but kept the previous (much more expensive) one as a rental and started counting it as an investment. We have since sold it.

** Tesla.

*** Includes our primary home equity in addition to our investment portfolio.

Finally, we still have about $290,000 in mortgage debt (which I love!). No regrets about the debts!
